It's a good time to sell, and houses seem to be selling like hotcakes. The number of offers you get from random agents makes it seem like you could sell your house in a second. But it's more complicated than that, and you need help if you're going to sell. A real estate agent can make the sale go more smoothly. If you're planning to sell, here are some things you need to do.

Do Work With an Agent

Don't try to sell on your own. Obviously, if you're a real estate agent yourself, you may know how to handle it. But if you're not, the process of selling is complicated and would take up more of your time than you think. The process becomes even more intricate if buyers want contingencies or other special circumstances. Agents can protect you from scams where someone might promise to buy and then not actually pay.

Do Try to Vacate Before the Sale

Sometimes it isn't possible to move out before the showings start. That's understandable. But if you can move out, do so. Part of the process of selling your house involves showings and open houses, and it's better if all your belongings are out. You won't have to worry about potential buyers breaking or taking your belongings, and the agent will be able to stage the house to their content. With your belongings out, the house becomes a blank canvas, and buyers can imagine what their lives might look like in that house. If you can't fully move out while selling the house, move most of your belongings into storage and keep only the items that you need daily.

Do Have Patience

Despite it being a seller's market, selling can sometimes take a while. That doesn't mean there's something wrong with your house. It just means that the buyers who have seen it so far were looking for something else. That being said, if the agent you're working with says you'd benefit from changing something before selling, you might want to listen. If your home has any quirks (such as a room wallpapered with doll pictures or Elvis photos), those can make it harder for buyers to see their own lives and personalities in the house. You might think it's a selling point based on how unique it is, but that's not the effect it actually has.

Contact a real estate agent and start the process of selling your home. This is a huge undertaking and shouldn't be done on your own, and an agent can help get the house into the hands of the right buyers.
