Selling Your Home? Use These Staging Tips For More Buyer Interest And Better Offers

Capucine Leroux

Home buyers are quick to make decisions. In fact, according to one recent study, buyers spent an average of just 17 minutes inside a home before making a decision to purchase it. This means that home sellers who want to sell single family homes for sale effectively should consider staging their home to make sure its most appealing details are easily noticed by the buyer during the first few minutes of each viewing opportunity.

Stage to direct buyer focus

Buyers today are looking for homes that are both attractive and comfortable for their families and way of life. Sellers who can quickly show buyers how their home can meet these needs will have a better chance of staying on the buyer's radar, as they work toward finding their perfect home.

A good way to do this when staging is to use visuals to help buyers understand the purpose of each room and how their family would benefit. Good examples of this include:

  • highlighting the value of a formal dining room for entertaining by setting the table with beautiful dinnerware and candles when showing the home
  • adding a comfortable chair and side table to create a small, restful sitting area in the corner of the master bedroom or in a peaceful nook in the home
  • placing small benches outdoors in areas to call attention to them
  • lighting candles or a real fire in the fireplace to create an appearance of warmth and comfort in living areas
  • using a desk and chair to help buyers visualize additional possibilities for a small bedroom, unfinished basement, or awkward alcove in the home

Since most buyers use the number of bedrooms as a key factor when selecting homes to view, remember to make sure that each bedroom is clean, uncluttered, and attractively furnished as part of your home staging process.

Lighting to dispel shadows and add interest

Homes that are dark or shadowy can quickly make buyers lose interest, but light that is too stark can also be unattractive. To make sure that your home looks as appealing as possible to each and every buyer, consider changing out florescent bulbs for ones that offer a warmer, more natural light. Additionally, make sure that window coverings are chosen to allow daylight to filter into the rooms.
