3 Tips For Maximizing The Appeal Of Your Home When It Is On The Market

Capucine Leroux

Given today's tough housing market in many areas, selling your home isn't always easy or quick. Therefore, it's important to be aware of what might be perceived by others as strengths and weaknesses of the property and to use that information to make the home more appealing to shoppers. For instance, if the bedrooms are small you can often make them seem larger by removing any unnecessary clutter. In addition, removing most or all of the personal touches from the home will permit prospective home-buyers to imagine their own belongings within the space. Another idea to consider is to always have a purpose for each room, so there is no wasted space. When you have decided to sell your home and you would like to do so quickly, the following tips will be quite useful:

#1-Make The Rooms Seem Bigger Than They Actually Are

Big bedrooms are often a big draw to prospective home-buyers and if your rooms lack that feature, it can make selling your home a bit more challenging. Fortunately, you don't have to schedule any major construction projects in order to make the sale. Instead, de-clutter the rooms whenever possible.

For instance, a guest room features a queen or king size bed, try to swap it out for a full-size bed. Another idea to consider is to put any big or bulky dressers into a closet to free up that floor space. Even moving furniture around to take advantage of each corner can permit a better use of the available space, thus making rooms seem larger than they actually are.

#2-Allow Shoppers To Imagine Their Own Artwork, Curtains, And Other Decorating Ideas

It is important to note that it is not a good idea to remove all the curtains or leave your couch in a slipcover. However, you are likely to find that removing the family photos, unusual curtains or other examples of your own creativity is a good idea.

One of the most important things that you can do to sell your home is to make sure that the people who see it feel a connection to the property. Essentially, you want them to form an emotional connection with the home. It is hard to do so when your thoughts, ideas, and memories are showcased throughout the unit. Therefore, you will want to remove your personal touches and use neutral colors for curtains, throw pillows, etc.

#3-Make Sure There Is No Wasted Space And That Each Room Has A Purpose

Just as most kitchens have a junk drawer, many homes have a junk room. It is often where you will often find unused wrapping paper, last year's sporting equipment and a plethora of other items that you might need again at some time in the future. Unfortunately, that catch-all room rarely appeals to home-buyers.

Instead, find another place for those items or dispose of them if you can bear to do so. Then, you can opt to purpose that room as a reading area, by adding a couple of comfy chairs and a bookcase. You can add a yoga mat and exercise bike to designate it as an exercise room or put some kid's toys to designate it as a playroom. Regardless of how you label that room, its existence and intended use could be unique enough to appeal to prospective homeowners who might have already seen numerous homes similar to your own recently.

In conclusion, many homes linger on the market for months before they sell and unfortunately, often sell for less than their asking price. To maximize the possibility of a quick sale at a good price, it's best to be aware of the advice shared above.
