3 Home Staging Errors To Avoid

Capucine Leroux

Most sellers know the importance of staging their homes for sale before listing them on the market. However, some sellers miss the mark by incorrectly staging. As a result, potential buyers have trouble envisioning their families living in those spaces and the sellers possibly miss out on receiving offers. To help you make the most of your staging, here are some errors that you should avoid.

Going Overboard

Although it is important to create an inviting atmosphere in your home, going overboard with the staging can be a turnoff to potential buyers. A home with too many furnishings can look cluttered. Cluttered homes can give the impression that the home has not been well taken care of or neglected.

The more things you add to the home, the smaller the space will also appear. Even if your home is large, the overstaging could make it difficult for buyers to see the true size of your home.

Opting for a Minimalist Approach

Overstaging your home should be avoided, but at the same time, you do not want to go too far in pulling back on the furnishings. Remember, the idea of staging is to help the buyer envision living in your home. If there is not enough furnishings in place to help paint the picture, buyers could struggle to see how your home could fit into their lives.

A minimalist approach to staging could also leave your home feeling cold and uninviting. To avoid this, you will need to find a balance in your staging that is not too far overboard and too minimalist.

Forgetting the Small Things

Staging is more than placing the larger pieces of furniture in each room. You have to remember the small finishes that can help to sell your home. For some buyers, the small things help to complete the picture and can push them towards making an offer on your home.

For instance, placing decorating towels in the bathroom or flowers in the master bedroom can make the rooms feel more homey. Prior to the open house, your realtor might ask you to do small things to create a positive impression of your home, such as baking cookies to leave a nice scent throughout the house.

Ideally, you should work with a professional staging service to prepare your home. However, your realtor can assess your home and provide helpful suggestions on properly staging your home. To increase the chances of selling your home, try to have the staging completed before the home is listed.
